The Department of City Planning has moved to a completely electronic process for permit applications and issuance. All permit types must now be submitted online via Accela Citizen – except for Express permits, which are only accepted in person.

Commercial, light commercial and residential demolition permits may be obtained from the Department of City Planning, Office of Buildings.

A submission for a demolition permit must include the following:

• Building permit application.
• Site plan – Must reflect the following –

            1.The structures, concrete/asphalt paving or retaining walls to be removed/demolished.

            2. The area (sq. ft.) and the use of the existing structure(s) to be demolished.

            3. Existing trees to remain or to be removed.    

• A “No Trees Impact Statement” form that designates no removal of trees or a “Tree Replacement Plan” form that designates the removal of trees.
• An issued sewer plug permit.

** Before a permit can be issued, a rodent letter must be provided. The letter must be dated within 30 days of permit issuance.

NOTE: For residential demolition without a build-back plan, the building must be deemed 51% or greater uninhabitable. An inspection is required by the Office of Buildings Inspection Division and Arborist Division.
